Hi Chad, thanks for your input. I'm not a realtor so having access to the MLS would be great. Are there any other comparisons you can point out between propelio and the MLS? I'll signup to see what is there, but I don't have access to the MLS to know what is missing. For instance I would like to see price trends graphically for areas over time. Not sure if that is available on either data base. Do you know where propelio gets its data? I thought realtors sign an agreement with the MLS to report the sales price. I'm curious how propelio gets that on a large scale. Appreciate your feedback.

Hi Alfie, I think you may mean 80% occupancy (20% vacancy rate).  Hard to tell what the future will bring in terms of appreciation.

Hi Kai, as a starting point, what folks are point out is not to pay more than ARV. ARV is the after repair value. What your chart shows is a property worth $140K AFTER you pay $139K and another $30K in repairs, not to mention the holding costs during repair. End result is a property worth $140K that you have spent over $169K.

Stephen, another great place to look for direction starting out is the "Ultimate Beginners Guide" here on BP.  Use the top "Education" pull down, then "Guides" then you will see the "Ultimate Beginners Guide" at the top.
