Mike, I think you are wise to consider the effects of a significantly narrow job market.  Pulling the trigger then just really boils down to the risk/reward you are comfortable with once you have reviewed all the available facts.

Hey Nate, Thanks for the study links.  Very interesting details on history.  As for the projections for Houston, they were all based on the uptick to $60 oil back mid 2015 and assumption it would stay there through 2017.  As most folks here in Houston know, that did not happen.  Curious if Freddie Mac has an update.

Nice to see all the inputs from the "near my age" adults contribute here.  I just turned 50 and looking forward to a great 2016 for investing as well.

Hey Jon S, thanks for the input and charts.  I expect to see a big difference in the housing markets between the big cities of Texas this year due to the oil and gas business here in Houston.  I'm curious if you have movement of monies data at the city level.  If so, how do you see the Texas cities compare?

Hey Reginald, welcome to BP.  I agree, starting with a "house hacking" project is a great way to get started.  You may want to see what Brandon Turner says by looking up "house hacking" here on BP.  It will allow you to setup the first house as rental while you live in it and transition to your next property smoothly.
