Hello @Chana O'Leary, I'm under the impression you don't qualify for a conventional mortgage because of your credit score? If this is the case, and you have 35% to put down, it may be worth visiting some small local banks. They may do a manual underwriting and offer a higher rate mortgage.

Hello @William Infantes, closings are typically done through an attorney in NJ. I purchased a property with cash and did it through a title company, no attorney needed. We brought the paperwork to our local bank to sign and notarize.

Welcome to the site @Jeffrey P.. Be sure to participate in some discussions so people get used to seeing you around. I set my keywords for my local counties as well as NJ so I never miss a local topic.

Also, be sure to attend some REIA meetings. These are great opportunities to meet local investors who are always willing to answer any questions.

Best of luck and see you around.

Welcome to the site @Allen Brouwer. There are a large number of us from NJ on here. In addition to all the education from BP, I would recommend attending some local REIA meetings.

What part of NJ are you looking to purchase in?

Welcome to the site Robert. It's pretty wild how any people from our area are on the site. Do you have an idea of an area you may want to start in?

Hello Rob, I cannot give any thoughts on what to budget for common areas. I find it strange that it's oil hot water but gas heat. It may be more efficient to run everything on gas and eliminate the oil all together.

Also, be sure the oil tank is not below ground, or that there aren't any abandoned tanks below ground.

Welcome to the site @Mike Zipf, there are a lot of people from NJ here. It's nice to have a plan in place as you do. Be sure to set your keyword alerts to the cities you are interested in so you will never miss a conversation.

Best of luck!

Thanks for that @Elaine Williams. That appears to be the general consensus among those who I have asked.

Have a great day!

Please forgive my ignorance @Robertto Rickards, but what exactly are you asking? Do you mean forward to the end buyer?

Welcome to the site @Elaine Williams. Do you have a management company handling your Texas houses? Or family/ friends? What are your experiences as a long distance investor?
