@Jacob Beard, when we purchased our first house the sellers paid for a one year contract of treatments. I feel a year of professional service is far superior to any treatment system you would purchase as a homeowner.

Does the house have a basement or crawl space? You can get a good idea of major damage by doing a thorough inspection underneath. As far as interior damage goes, I'm not scared away by it. Tear down, replace, paint . Now you have a nice new wall that is properly insulated. 

As others have said, try to negotiate treatment and repairs into the deal. If the sellers won't budge and your gut says walk, then walk. Always go with your gut.

@Karima McKenzie,I'm not familiar with those specific markets but there are a few REI groups that meet in North Jersey. They have experienced folks there that are always willing to chat about there projects.

Welcome to the site @Jarrett Todd. I would recommend The Beginners Guide located in the learn section of this site. It's completely free and is for the entry level investor.

The book that started it for me was Rich Dad, Poor Dad. I revisit that book (audio version) every 6 months just to keep me from old habits.

@Zach Peart, I'm a couple towns over from you. There is a meetup in the city near the end of September. They suck to get to but are worth it. I have no idea how to link the post but you can find it by searching for Manhattan meetup. These are very informative and a great way to meet the folks on the forums.
