Welcome to the site @Bill Joseph, Im not sure what the answer is. I would start by contacting the mortgage holder of your current property and discuss your plans. Next, I would reach out to some local banks in your area. Lastly, try to network with some lenders here on BP. 

Try these and see if you get anywhere. Be sure to let us know how you do!

Hello @Kevin Izquierdo, typically most exterior work needs to be finished up before the onset of cold weather. You may be able to sneak some work by but it's not ideal. Concrete needs time to cure, and can be weakened if it freezes before it cures. Roofing shingles shouldn't be put down in winter because they don't properly "bond" and the nail holes won't seal. Vinyl siding is actually designed to expand and contract with the weather changes. I've seen one job that was done in the winter where the contractor didn't leave a gap for expansion. As soon as the temperature went up the siding expanded but didn't have anywhere to go. It was like looking at the ocean. 

If you have a large project you can always get the outside stuff done first and then work on the interior during the colder months. Hope this helps.

I am doing the slowest, most boring form of buying properties. I purchased my first single family on 2013 and am saving for a down payment for the next. There are a few investor groups that meet every month here in North Jersey that are great for networking with experienced guys.
