Congratulations @Jake Recz! I believe you can put a mortgage on the property to pull your cash out. You then repeat the process. I have read about this method but I haven't been able to make it work. 

Sounds like you did well with the purchase, how did you find the property?

Welcome to the site @Basit Siddiqi! I would recommend starting with the Ultimate Beginners Guide to Real Estate Investing. It's completely free and a great starting point for any beginner. It can be found in the learn section of the site. 

I will offer my opinion on your 3 questions. I'm still a newbie so take it for what it's worth-

1- It's real but may require creative deals. Always, Always have reserves. 

2- your on the right track. You can use leverage to purchase more properties, rather than using all your capital on one.

3- this varies. Read different articles about tenant screening. 

Also, be sure to listen to the podcasts. They are a great way to learn as you are commuting or exercising or just kicking back. Best of luck!

Welcome to the site @Errol Watson! A few years ago I was exactly where you are. This site is a great way to figure it all out. Everyone is always willing to help out.

Try to attend some local REIA meetings and meet some people in person. Mount Olive, Budd Lake in particular, has a good amount of properties that you may make work for you.
