@Darren Sager, I'm looking forward to this one as work has kept me from the last few. If anyone is in the morris county area and wants to catch a ride, let me know.

@Diana Tian, Do you have access to a pickup truck? I find it to be cheapest to haul the debris myself to the transfer station. The station is run by the county and charges by weight.

Hello @Eliazer Berkovitz, there was a post not that long ago outlining the neighborhoods in Newark. I don't know how to link articles otherwise I would try to find it. Search Newark on this site and you will see a bunch of discussions.

Also, if you are serious about investing, upgrade your membership. This will allow you to search people in these areas. You can connect with them and have another viewpoint or possibly a tour of the areas.

Best of luck!

Welcome to the site @Christopher Salerno. I was a bit hesitant myself, but "took action" with the help of Biggerpockets. There are a few REI clubs in NJ which are great for networking. Most experienced guys will be more than willing to help out if they know you are serious.

Best of luck!

Welcome @Kyle Hayes, be sure to set your keyword alerts so you don't miss any conversations that may be of interest to you.

Also, I am interested in hearing more about your place in Newark. Did you need to do any rehab? Did you place the tenants or were they already there?

Thanks and best of luck!

I'm unsure if lenders will allow us to use the rental income to offset our monthly debts in order to get approved for the new loan. Will they exclude the current monthly mortgage as a debt if the rental income is enough to pay it? Or will they still count that first mortgage against us in terms of our debt-to-income ratio? Does anyone have any experience with this type of situation? I know I need to talk with a lender to see if we qualify but I wanted to get some feedback before doing that.

It's my understanding that you need to show the rental income for two years on your tax return before it can be counted as income. I applied for a loan and it showed I have two mortgages which set my DTI way off.
