@Brian Kirk In Northern CA (Sacramento county) there's a legal newspaper (The Daily Journal) which publishes "Notice to Repair or Demolish Substandard/Dangerous Buildings" or abatement properties. Ask your clerk if the county publishes "problem properties". Google "adjudicated newspaper" for your area or check your local law library for a/any publication(s). I'm assuming Atlanta is a big area so the county should have something legally published..

@Viet Nguyen probate does not stop a/any trustee sale. If you cure trustee process, decedents "children" (I would) probably would file an Amended Petition to Administer Estate or Request for Special Notice despite what the holographic will state's. If they do, buy out their interest's

Or you can pull the trigger and walk away

In the BP resources fileplace for probate introduction letter "This allows you to sell the home outside most of the Probate Court’s “red tape” and proceed forward to the final distribution." should be added. In CA " final distribution." is a court order that closes a probate file - if all family members agree on the price (Notice of Proposed Action). All n all good letter as a starting point - run with it and see what happens.

@Tony H. Estates file BK all the time; in probate (no will) or by way of having a trust.

In probate (no will) Letters of Administration - (will) Letters of Testamentary

@Tony H. A lazy or deceased seller and a inexperienced bank. But even then, a probate or BK courts would have stepped in.

In CA a probate does not stop a foreclosure.
