@Alex Morales Try The Daily Breeze and look for "Notice of Petition to Administer Estate" or if your ever in Corte Madera/Larkspur area (Twin Cities) look for the Marin Independent Journal. Your starting point is Petition for Probate doc (DE-111) Cross reference Estate of (last name) with address, city and county of decedents residence at time of demise (death) Again cross reference this info with your title rep (property profile) to see if the decedent had real estate. If your ever in the city of Martinez (Contra Costa county) you can scan/research file #P97-00727 Estate of Pedroza. I don't remember signing off on probate documents except for Request for Special Notice (DE-154). Drive time from Sac county to 625 Ward St. was time consuming and I needed to know what was going on with the case file.

Yes "dad" had additional property in San Francisco (1182-1184 Treat St) and using I.A.E.A without court supervision but with Notice of Proposed Action (DE-165) Treat St property sold for a screaming/yelling 1997 price of $255,000.00.!!!

Rick did you faint/up chuck??

With all new endeavors (r.e) this may first be overwhelming to you but take small steps and don't worry about Guru's and competition and be careful if your going to purchase "probate leads".

@Stephen R. In CA there's a form labeled Duties and Liabilities of Personal Representative (DE-147) which has PR's contact info including address and phone number. There is no debate if you start calling and door knocking. Yes you can still send postcards/intro letter but if you want a deal.....

"City Attorney" located at 915 I St is probably a creditor of decedents home. Decedents estate has probably been cited with penalties and fines from the home's violation of city/county ordinances. Can you think "Abatement"?? Petitioner is more than likely having the "deputy" city attorney probate the home in order to repair and distribute the assets minus penalties and fines. 2 different scenario's...

To my knowledge the public administrator is employed by the county and has the authority to sell the property. My understanding is the P.A. has 4 or more brokers that the county is working with, so this may be tough. but per Rick Harmon on another probate site, any evidence of a listing agreement?? or P.A. selling the property?? If their heir's involved hit 'em up and try to buy out their interest(s) and let the P.A. sell the property.

After you buy their interests, have your atty send cert letter to P.A. telling them to fish or cut bait as you'll get them removed due to your new (higher) standing, then YOU will sell the property. That should get some action. Good luck....

Jenn,

Try this in addition to other mailers and how they are worded that your sending. Wording is the key and it's all about the homeowner and it's straight to the point.

Since your in Truckee and near the Nevada state line try this for Sparks, Reno, Verdi, Carson City , etc; (if your not already investing in Nevada) but just an option..

So I pulled the trigger and purchased my ticket and will definitley be there. @Dennis Lanni wouldv'e called Placer county coroner regarding decedant's home @225 Birch St but it's a holiday today. We'll talk more probate at the meeting....

Sounds good for investors in Oregon. Can you or the company supply access for "Notice of Petition to Administer Estate" for all 58 counties in CA??

"Notice of Petition" (probate) has to be published per CA probate code 8120-8125..
