E-mailed you the introduction letter (probate) that I send to potential PR's.

"Independent Administration of Estates Act" is CA probate law and when your researching documents your looking for "Full Authority" (no court confirmation required) and here's the CA probate link http://law.onecle.com/california/probate/index.html.

This includes CA probate codes 10400, 10401, 10402.

Dennis & I are here in Sac to help out.

@Chanté Owens Nice reply. Got burned once already with a small finder's "fee" from the organizer of the local REIA here in Sacramento county (Not BP) and his "partner".

Put a lot of time and research into a probate property and felt it was under-handed how I was treated. Initial "red flag" was I was awarded "finder's fee" at local Sac REIA and "fee" should have been disbursed at title company. Last meet-up at local Sac REIA that I attended back in March, organizer would'nt acknowledge me and would ignore me. Not even a hello. I thought my phone would be burning up or hungry e-mails from "investor" looking for more deals. (probate)

BUT things are changing for me as the local Sac REIA is not my only source.

Attended local Sac BP meet-up last month and met BP investors that seem more credible. (using caution)

I feel your pain in your comment - "One pet peeve I have is a long delay for a response, even if a person reaches out to me and says, "Hey, I got your email/msg, but I'm still awaiting additional information and will get back to you within the next few days."

Sorry if I sound selfish thinking I'm the only one that went through this. In N CA at least.

Anyone with suggestions on how to protect myself with future transactions (SFR contracts) for individual properties, I'm all ears..

Me, I would send just one letter addressed to both since both have an interest in the real estate.

Both being domestic partners should not be an issue unless instructions are clear how the will is worded.
