James,

Make your offer on them being approved by the court for them to receive Letter's.

Remember that probate is a public process. Your advantage is a) time delay b) public nature c) expense.

Alisa,

Try this;

Dear Ms. Markwith,

I would like to buy your house at 123 Main St.

I can give you cash now for your house in "as-is" condition, so you don’t need to worry about repairs.
We can close immediately or on a date of your choice.

You won’t pay a single cent of closing costs so you will get every dollar I promise you, nothing taken away from you.
Please call if you would consider selling this house or any others you may wish/desire to sell.

Sincerely,

Mark Pedroza
916-716-0023

P.S. If you are not ready to sell today, keep this letter with your important house documents and call me when you are ready.
P.P.S. If you are currently in escrow and if everything goes wrong, I’m here to give you a back-up offer.

This is straight to the point!! You could also send this to probate prospects...

Good Luck...

Mark....

Even if your a wholesaler the Probate Purchase Agreement is recommended.

If your going to purchase personal property read CA probate code 13101....

James,

Here's what the Probate Purchase Agreement looks like: https://www.pdffiller.com/en/project/10359850.htm.

I hope that you can open it.

Also when you are licensed this will be part of licensing tools after you join a realtor board association. (Sacramento/Placer etc;)

They will explain all the real estate forms that will be available to you as well as the education classes.

Good luck,

Mark...
