I would love to have one myself, but my question would be - Is there a special type of insurance you need and how is the price determined? Kinda like living space what should i expect to pay: x amount of dollars per Sq ft to insure?

Mine was a case of tennant being a professional house sitter. They filed complaints with the city between court dates to keep things pending and they used any method they could find to cause continuances. I also feel the Attorney my PM company used wasnt aggressive enough. If again i'll hire my private attorney.

$1250 last month 40 gal gas. Chicago All Temp plumbing and heating. Wasnt a replacement - nothing for them to take out but they did have to run copper piping.

last summer 300 40 gal elect - the price of the tank was 218 the remainder went to handyman.

my longest was 6 months my shortest was 3

Although dog owners are responsible for maintaining their dogs, I would fix the fence and line the fence on my side with crushed pepper seasoning once every three months for a year.

I own a pit bull and two houses down own three. We dont have fences seperating our homes (im building one this summer) but my dog is never out unleashed. I wish i could say the same with theirs. They must no someone with clout because the police have been involved in several matters with their dog's chasing and even bitting people (came at me twice)but yet and still they remain uncaring owners of the same dogs.

The people next door to me and the ones next to them (the dog owners) are renters who wont do a thing to the property. When i became aware of their dogs winter had set in and i couldnt add a fence.

The crushed pepper is like a punch to the face and as long as they dont bring in different dogs it will train them to only go so close to the gate.

yes I also deal in cook county. I just had tenant leave march 14, that should have been out on August 15. Now I gave to go over work to be done with pm this weekend. Painful costly but soon to be behind me and I look forward to building my LLC in realestate. Keep your head up...

All of the above. Send them a notice to evict via registed mail (return receipt). Offer to help them move before it takes effect (hopefully they go along with a date). File for an eviction. The longer you take the longer it will take.

I'd rather a $1000 loss than to prolong the situation and lose the grand along with several more months of possible rent and aquiring more and more structure damage to the property.
