One thing I failed to mention is that when I spoke to PM they said it looked as though the tennant was boxing things up to move.

Thanks to all of you Robert, Joel, and Ryan. I wish I would have read your posts before I replied to my PM yesteday. They said the tennant's attorney wanted to know if I would drop the charges (im suing for money owed and rent leading to the date they actually leave) if the tennant could be moved out by March 10. My reply was the only way I would drop the charges is if they would be out by the 15th of February. I hope i didnt make another mistake but my reason for saying this is that my PM stated that if we dont take her offer it might be April before she's gone. My thought was March 10 and April anything 2014 isn't far appart when it comes to dropping a case on roughly $5,000. Once again the emotions I shouldn't have took over.

Here's the story: Deadbeat tennant using every tactic to stay without pay THE END.
Now the purpose of this is to get help in moving on because i refuse to give up. I'm new to this business, love it, and feel that this candidate for hell will one day come to leaving my property.
So help me out:
Im aware it's against the law to turn the water off but what if I can't afford to pay the bill (what if) and the city cuts it off?
Am I wrong for feeling so vengful right now to the point that im ready to purchase another rental just to finance batteling this tennant rather than offering a dime to them for leaving?
Chicago tennant laws suck for the landlord but they offer incitives for you to be a landlord I don't get it.
I have a property management on the case and am beginning to doubt their efforts. Can I hire an attorney to just jump in the case with them? The eviction process started in August their lease was up on the 15th of this month, and were waiting on a third court date to be assigned. HELP!

It looks like im 7 months into following your unwanted journey. I feel for you and am wishing less drama for myself. My property management just told me that they made a motion for the tennants to pay rent for the time they live in the property. Im waiting on the results from that, but has that been done or tried at all in your case?

True - I think i am in for a longer ride unless she finds a another place she can escape too. Im trying to ignore the situation and let the Property Management handle it while i close on a new deal and have it fixed up.

Going through this now in Chicago. This persons lease is over and they constantly create bogus work orders and file complaints with the city to prolong their stay. This eviction process is 2 months and counting. Ive learned from my mistake but not quiting. Some how I feel that would make their ploy successful even when they are evicted. Fortunately this place is paid for and im only responsible for the water and taxes.Melissa and Karen - Good Luck to us all. Congrats to you. I'm new to Realestate and BO too. My properties are SE Chicago. A few costly bad mistakes on my part that I could've avoided had I know about this site earlier but thing are headed in a positive direction now. Hope to meet and converse with other Illinois BP's one day.

In going through this now. This person I recently found out has the nerve to be on LinkedIn as a spiritual advisor. I wish there was a site to black ball these evil people and make others aware.
