Yes I know Homepath is open to investers after 15 days of the property being open to those who want to take it as their place to reside in.

I purchased a SFH through homepath (cash)on the fifteenth day. My plans were to purchase it as an investor, my realtor thought i planned to move in. Homepath instructed me to have my mail forwarded to that address and not rent it out for one year.

That year went by quick and added ease of stress to the rehab.

I am in need of a general contractor in South Chicago. If you are or know of any great rated contractors that can work with me on a home I plan to move in please let me know. I want this place done as luxurious as possible.

Scope of the project: Everything

Im not changing the outer structure other than a dormer in the roof to create bigger living area upstairs. But i would like to have this done in stages in order to pay for one stage and gather the finances for the next.

1.Ideally I would like to have the entire house designed on paper to what i hope can be done. With an esimate to the next step.

2. framed to those specs. With an esimate to the next step.

3. Electrical ran to those specs. With an esimate to the next step.

4. plumbing done to those specs. With an esimate to the next step.

And so forth...

Maybe this isnt the best way, i could use any advice anyone might have.

I wish I knew about this site before I dived in so you are on a good connection route. I would say read everything here, good and bad. Learn all the option you have in doing biz in realestate and start linking yourself to those groups. I don't know Ryan but reading his posts and replies he gets two thumbs up from me and is someone to listen to.
