Took my fridge left her broken stove. Stuffed the basement sink drain and left the water running. Fortunately found it the next day and all the clothing she left on the floor absorbed it. She's not living in shambles but it is a crowded house where she is low on the totem pole of having a say on anything.

I have a waiting list of renters. When I own enough properties I can't fill - then I'll worry. Chicago has a lot to offer...

Lol live it. I used to own that house. I owed 107k when the market dropped and houses all around me were 20/30k. I let that go and purchased three more. I'll see if I can get some pics of how it was before I left. I do miss the two sump pumps and the den in the basement. It was a cool spot for company to hang while we were shooting pool. Good work.

I'm a democrat, but regardless of who's president I'll profit. If foreclosures rise I'll buy more properties. If home values rise so will rents. I vote for whose best for elders and those that honestly can't provide for themselves.

Hi @Brad Chatman @Eric M. make some worthy points to look into.

I invest where I live in SE Chicago and me living here is the only reason - to improve where I live and it's easier for me to deal with. Fortunately it yields good returns but I wouldn't advise anyone unfamiliar to invest in my area (although it could be done successfully it would definitely have a large impact on that bottom line amount that out of state profit seekers dream of). The money is good but I would much rather invest in NW Indiana (still near where I live) because its not as tenant friendly as Chicago. Prices, Costs, and Rents are similar and I would still be hands on without making long hauls.

It sounds as though you want to start out whole selling if you want to find buyers for distressed homes (not my niche), you will need to work deals with homeowners then find buyers. 

It depends on where your passion is.

If you want to flip (buy distressed - rehab - sell) houses, it depends on what you're bringing to the table. Can you finance and rehab alone or will you need help? When you realize what you are bringing to the table you'll know what you need.

I see you are going for your license (congrats), I think it's great to be doing something while learning, If you can begin building a portfolio I would suggest doing so. It might lead you to a whole new direction of investing.
