great reasons Brianna but the evictions come from lack of screening for the most part. There are loads of renters staying in one place for years. Are you paying cash outright for your hiend properties? If so great if mt that's another plus on these SS properties.

60644 I go through but not for biz i have family that live in that area (West Side) i personally dont like it where they cant see themselves anywhere else. Just like people stereotype the southside i here stories but witnessed or was a part of none. That location you need a block to block detail which i couldnt give you.

As for 60619 and 20 i know them well and there is great money potential, but once again you would need to know which blocks to red flag. That i can supply.

I have cousins from NY that actually came down and made purchases in the 60644. I'll have to chime in on them and get back to you.

JR & Brianna I dont want to write a book but we can email/phone chat on "Warzone" there's ways to look at that before measuring how it sits with you and your tennants. Maybe we need a conference with speaker phone connects or something :)

A lot of money is being passed over right now that i wish i could afford to be a part of. Im meeting with peole fearful of those areas next week to posssibley make deals on aquiring these areas that i have no problem dealing with.

Kudos and thanks to everyone that replied and a special thanks to @Robert Norvell and @Thomas Morris for raising eyebrows on ways to further this discussion and create a platform for everyone questioning this topic.
There were between 15 and twenty replies and going from them I would vote Indiana being the most friendliest with New Jersey coming in last (out of the friendlies). New Jersey had 2 yes 1 no and 1 yes/no lol.
LANDLORD FRIENDLY (no special order):
Dallas, Texas
NE Indiana
Nevada
Hammond, Indiana
Washington (with the exception of Seattle)
Wisconsin
Colorado
Arizona
Florida
Kentucky
Georgia
LANDLORD UNFRIENDLY (no special order)
As for the landlord unfriendly we have Washington (Seattle only Washington is a friendly otherwise), Illinois, California, Massachusetts, New York.

With that said I guess it would be a personal preference on ranking them with which locations are convenient for the questioner. One thing mentioned is what to use as the basis for friendly and unfriendly. When I posed the question I was thinking on ease of eviction, but tax prices can also be factored in to decide.
My question now is what would it take to protect ourselves and make a change to make things better for the landlords in the Unfriendly locations?
And if there are any locations that haven’t been mentioned that you’d like to chime in on do so.

Im not sure but if a birdie just happened to tell her to change the locks herself and to notify the landlord in a letter with new keyse that she lost her keys or that they were stolen and she had no time to spare for fear of a stranger having them, the landlord would be clear from locking anyone out.

That depends on what prices you are looking at and for what size MF properties that you are considering low? Like you said this is a big city do you have zip codes you can supply that your judgements are being based on? Just like NY this isnt a landlord friendly place if an eviction is needed.

The Southside is huge but the troubles that exist are bundled up as if it's one big neighborhood.

There is an aspect of every area in Illinois located on the Southside. If you want Lincoln Park or Hoffman Estates, there are areas equivilent to them on the Southside. I'll email you some zips and a break down of the areas within those zips as to where you are just as safe as those places that are considered the best places to live in Illinois.

@Samson Kay Welcome to Chicago (when you arrive), I'm mentally & physically prepared to deal with the type of tenants that live in these areas. If you ever want to partner up in anyway let me know and we can sit down and discuss the best way to work things out. This goes for you and any other Chicago investor thats into the profit possiblilites of the Chicago SE side but have concerns of safety in dealing with these areas.
