Burgundy Niles I'd like to discuss with you more about your property management experience as I was looking at getting into this some. Do you mind sending me a PM so we can talk more?

Hey everyone! Does anyone have a point of contact in Maryland who can help rent out a property quickly? I have a townhouse that I'm looking to rent in September and want to get someone in asap. Didn't know if anyone had used a broker to rent the property out before or had some other process/system that works. Any comments would be much appreciated!

Congrats @Leon Greene! I recently got into the rental business and had the same questions you did. I ended up personally refinancing the property (already owned and paid off) to get money for upgrades. Once renovations are completed and before I start renting out I plan on transferring the property into the LLC I've already established. If you do this route just make sure to talk in detail with your mortgage broker about whether they keep the loan in house or sell. If the mortgage is sold to another company, that company could, technically, invoke the due on sale clause when the property is transferred into the LLC. A lot of times this doesn't happen but better to be safe than sorry.

Good Luck!

Thank you all for the great advice. My rental is in the DC metro area so I think there is a certain demand for these items in the market. I had never heard of the prefab counter tops before. After asking around I was told they work great for straight counter tops. But for L shape counter tops they tend to swell in the middle.
