Post: Painting after tenants move out

How often do you repaint after tenants move out? I have a college rental that was recently renovated with the whole house being repainted. The tenants are in for a year and then new ones move in. Was wondering how often do landlords repaint. Just when needed or every couple years depending on how well the property is maintained?

How often do you check in and inspect your rental properties? I know you have to give your tenant enough notice per what's outlined in the lease but wanted to get feedback from the community of landlords on how often the check their investment?

Home warranties have worked well for me. Typically it's around $400-600 for the year but any calls you get from the tenant can be answered by placing a simple service request. Tenant pays the first $100 of service fee and they will repair the unit with bandaids till it completely craps out. Once it needs to be replaced the warranty company will do so. I can only speak to my experiences though as I've heard horror stories from other people. I guess it all depends on the home warranty company you get!

Aaron Ray I'm a fellow UMD grad too. Go terps! Kudos to you for getting started so early in REI. At your age this was one of the last things I thought I would get involved in but it's def worth it! And fun! Saving is a must as everyone has pointed out. Another thing I would suggest is figure out what area you'd like to invest in. I've had a lot of luck with investing in Montgomery and PG county(1 property is in CP which is cash flowing pretty well). House hacking is a great option but Maryland and D.C. Metro area does not have a lot of duplexs so you would either have to rent rooms out or find a place that is more separated out (maybe a walk out basement you could rent to someone). You're on the right track by posting and being involved with this site. Please let me know if there is anything I can do to help or if you just like to bounce ideas off of. TJ

Happy Saturday to all!

As I was completing some chores around the house today, my mind wandered to real estate (as it often does). I thought I'd pose the question to the community to get some feedback. In the new age of millennials who seem to not be ready to buy houses, want convenience by living near town centers and nightlife, do you all see condos/apartments becoming a better investment opportunity? I've invested in town homes which has worked well so far but I see so many condos/apartments being built around the DC metro area that it has me wondering if this is the new trend or overpopulation at it's finest? 

Moreover, I've read through some of the post on this site and talked to others who tend to put owning condos/apartments in a negative light. Would love to hear people's thoughts on the subject and whether you think this is going to be more the norm because of this new age group?

Yeah zillow has worked out very well for me. Found tenants for both of my properties. Very easy to use and it pumps the listing out to other sites for you!
