Lisa Phillips are you saying that if you sell the property after 4 months of the tenant leaving the property management company gets 6% of the brokerage and commission on sale?

Vickie Yang I'd recommend purchasing the bigger pockets book "the book on managing rental properties". In there is a lot of great tips for managing rentals especially the excel budget expense tracker sheet that comes with the book. I've been using it for my rental and it's been great!

@Darrin Carey I thought the same thing but someone said to look up your state laws. MD seems to be one of the states you don't need a license to PM for others properties

Welcome! I've heard great things about the jersey city market. So close to New York that many have been fleeing there for lower property prices. In my opinion, Newark will be the next with Jersey City filling up quickly. But as others have mentioned be careful in choosing in Newark. Still a lot of tough areas. Good luck!

Amiris Brown when you say slum lord are you talking about the landlord being terrible at managing and renting the property or just being a slum lord for renting out the houses at that price?
