Post: West laurel Maryland a good area to buy and hold in?

Hey everyone! Still on the search for my next rental property and have started looking in the west laurel area. I've heard this an up and coming neighborhood with a great location near I95 and ICC. Also been following the new FBI HQ relocation in the news and believe greenbelt or land over (both just 15 min down the road from west laurel) are possible locations. Think that would be huge for the market in that area. Wanted to get everyone else's thoughts of the laurel, Maryland area. Found one location that is in pre-foreclosure and looks like a great deal (75% asking price of the estimated value). Any information would be much appreciated. Thanks TJ

Russell Brazil I know the taxes are ridiculous in Baltimore city. Even with the tax credits they're offering to revitalize the areas it's discouraging for buy and hold investors like myself. The only thing that's enticing are the great deals you can get, rent out for a couple years where you can benefit from the tax credits (for however long you can get them) and then sell to try and make some money on it before you have to pay taxes in full. And hopefully those areas do start blowing up so you can sell high down the road.

Scott Vance if I'm following you then if I had passive income of $25,000 for the year and had $25,000 of passive loss i.e. Renovations to space and what not then technically they would offset each other and I would not get taxed at all?

Seth Sherman I found some relatively affordable buys in the area just east of the park. Do you have any experience investing in that area? Who's typically renting (young singles or families) and for what price? Thanks for your response!

Looks like it's pretty close to john Hopkins hospital as well as fells point and canton which are both great areas. Looking to buy and hold/rent out. Thanks

To piggy back on the original question, is there a limit to how much you can expense for the business? Does tax bracket effect this?

Hey everyone! Would like to get everyone's buy in on average property management fee in the Maryland area? I've heard of some ranging from 6-10% a month. This seem accurate for the area? TJ

Hey everyone! I'm looking at adding a second property to my portfolio and came across a townhome in college park md. The house is currently already rented thru July 2017 by four college students. The cash flow potential is very attractive and the townhome is at a good price. My question for all the landlords out there is college rentals worth it? The townhome being so close to the university will help with renting it consistently but wanted to see if other landlords had issues or advice on the subject. Any horror stories or positive experiences will be much appreciated and help me make my decision. Thanks!
