you need to know frontage requirements and minium lot size. Is land selling in the town their are some towns that building has not picked up yet. You really need engineering done is it a town that has town sewer or septic? If you want me to check the mls for sold comps let me know the town.

Zillow is not a way to value the property you need atcual comps

I don't know if you have looked up comps yet but I see some 3 familys in springfield selling in the 30-40k range so make shure you know the condition and location.

looks like when it was sold in 2004 there was a note the seller would be installing a new septic. It shows for use residental multi buildings. Do you know the rents for the area?

If you use the 50% rule you are looking at $2083
The 2nd with those terms $1272
It sounds like the seller knows what he is doing.

Foundation repair is not uncommon in some areas so possibly some type of rehab loan fha has there 203k. The number on zillow is only good for entertainment you need to get real comps from recent sold properties.

I guess every market is different around here 2-2.5 per side is very common unless you are talking land or low end property we don't see 3% usually. So depending on $ I do not think 4% is an unreasonable request.

Has any offered a variable rate so it would be say 5% if 2 separate agents and drop down to say 4% if one handles the whole transaction.
