4 Unit apartment that will gross $62,400 per year in rent.

Sale Price: $295,000

Expenses:

Taxes: $14,154 (Actual) Annually
Insurance: $2000 (Estimate) Annually
Water/Sewer: $2000 (Estimate) Annually
Utilities (landlord electric account) $2000 (Estimate) Annually

Is this a good deal?

I have 6% to put down. I can't qualify for a mortgage because I already have a mortgage that sky rocketed my income/debt ratio.

Is there hard money lenders that would lend me 94%?!
