Arv of $280k looks good I was getting 135-140 sqft. How much did they want for the land it does not look like land is selling very good but if you can work it into the deal for cheap.

Lookup the 50% rule basicly says expenses are 50% of rent.

If you send a offer without a preapproval or proof of funds there is a good chance that the offer will be rejected. As already said HML, bank, someone with money. Preapprovals also let your agent see if there is a chance of them making money for spending time with you.

As long as the contract is written with the contingency clause like funding and the inspection you have exits from it.

From other listings on the street I don't see any with town sewer. The septic could be fine asis could have a leaking tank that is not to expensive or could need a full replacement that could get costly depending on type and the soil on the property. It says buyer has to pay for the Title V.

It looks like they just lowered the price from $160k on 6/24 so they might hold close to that number for awhile but definitely offer what works from your numbers.

If the basement is included in the square feet which the listing does not indicate the appraisal will most like value that square feet lower than the upper levels

If the septic was never updated I would expect it to fail title 5 that could add alot to the budget depending on the area there might be town sewer near now.

If its on the mls I can see if there is more info on the agent side if your interested.

Are the theft charges recent? If they are recent I would be worried they are drug users and would be likely to break into other tenants units or destroy the building.
