Possible First Investment

This weekend I went and saw a multi family property (2 units) in Wareham MA listed for 182,500. Pre inspection the place looks pretty great. Certainly needs some work but for what the price is it could be a great investment. The larger unit is in better shape and could be rented for the mortgage price with a little more than a thorough cleaning. The front unit need more. Wall to wall carpet needs to be pulled but there is hardwood under some or all of it that could be refinished. Also would need new appliances since those appear original. Basement was a bit concerning just because how damp it was but the home inspector the realtor suggested is a mold expert I was told. One key feature to this property is how close it is to 495 (major highway). Here is a link, please chime in and tell me what you think, what questions I should be asking, advise on how to get a quality tenant in a minimum window if this pans out, inexpensive investments that would allow higher rent to be demanded, and any other thing that could help a first time investor.
