@Dennis S. Gelbart. I have a Podio design that works very well for rehab project management. I originally designed it for CRM and task management but I have integrated a PM workspace into it as well.

@Cliff H. I can show you my Podio design if interested. I built it out for a CRM and task management system but I have a project management workspace as well.

@Colin West I work with a guy that will build a very nice landing page. To get SEO takes time though. But can be done. Patience is the key there. My CRM I built on Podio keeps me busy with lead followup and deal generation.

@Brad France being an ex custom programmer for investorfuse I have learned to program Podio to do exactly what’s needed. From lead funnels to offer design to followup campaigns. All the stuff everybody else is doing. I’ve taken it a step further to add a complete workspace to my fix and flip rehab management as well as managing my buy and holds. If you scale Podio as you grow it makes much more sense and is easy to adapt.

@Bernard Chouinard fair to say I started with a small basic design until I learned the formatting. I have been a back end designer for a few of the “out of the box” solutions that you mention. Some of them use Citrix Podio as a core foundation.

@Bernard Chouinard I have Podio. It’s super robust and follows the progression of an opportunity all the way out to a deal and beyond. Been using it for 6 years and have helped many others get going with it. Best of luck to your endeavors!!

@Parker Maher my Podio design is very customized to handle leads as the come in, followup schedules direct to the calendar, opportunity evaluation and offer assembly, communication with the buyers, flip the switch and take the entire project to rehab project management where you can solidify repair costs, send request for bids, receive the bids and award the work, track expenses both material and labor. I can go on and on. The sky’s the limit because I designed it based on investor needs. There is no other like it and I love it.

Post: What do you use currently for off-market lead generation?

Just know you have to manage your enterprise from the 10,000 ft level. It’s not about finding hard or easy “deals”. Deals are made, not found. Opportunities are found. As you get better you will see that the way to convert more opportunities is to have a team that knows what they are doing. Whether you teach them yourself or being in someone that knows, it matters. Me being in the project management arena for over 40 years as well as programming and integrating systems for many Fortune 500 companies learned that most Businesses from a high level looks and operates pretty much the same. I am only here to advise based on my knowledge and the way I have run a successful real estate investment business. I’m not here to weigh one method against another. Good luck in your endeavors!!!

@Hannah Krebs I use a system I have built on Podio. The design pulls off market leads from Craigslist based on certain search criteria and assigns them as a task to follow-up. The notification of a new lead is generated the moment the seller posts to Craigslist. Very robust yet easy to use.
