@Faith Kirk I have a Craigslist search and scrape that I built using RSS feeds. They pull the leads as soon as they are posted to Craigslist. Then I have a task assignment for my VA to follow up immediately. It's hit or miss but most all Craigslist ads are off market.

@Will Sholy I use my Podio CRM as the foundation for my business. I’ve built it out to automate most all operations. Therefore it’s easy to scale as needed. Been using it for 6 years now. I migrated my fix and flip operation and property management into workspaces designed to handle all.

@Charlie MacPherson does the commission paid to the realtor come from a different pot of money other than the equity of the house? I’m curious.

@Jospeh A Henke first of all congrats for thinking outside of the box and don’t let anyone discourage you for taking the bull by the horns and creating an enterprise. My advice would be to create your business structure from the ground up with all the important pieces in place. It’s like a new born healthy baby that has all its body parts to sustain its growth but just not developed yet. If you create your structure and work it from end to end yourself, when each piece becomes enough for you to pass on, you can bring in your virtual assistants to take over and you can move into other areas of development. Notice I used the word enterprise. You need to always manage your business from the 10k ft level so that you can work all pieces and make adjustments as needed. So much more my friend. @Daveron Boston I’ve created a Craigslist search module and incorporated it into Podio. So as soon as my search criteria hits a new lead, it brings it into Podio and assigns a task for followup. Timing is everything.

@Jake Burgdorf I have built a platform in Podio as business scales to include property management and project management. It started as a basic CRM that scrapes leads from Craigslist, receives leads from multiple marketing funnels and manages them via task management to the team members. Then the need for project management so I built a workspace to include a fix and flip workflow management and then finally property management that includes tenant communication, lease management and maintenance management. I incorporated stripe pay portal into the equation for rent payments and tracking.

Create your business workflow first.  Make sure you have a fluid design that allows you to manage the leads from the point they come into your CRM whether it be you or eventually a team member. I use Podio.  Is very scalable and will allow you to incorporate features as you grow.  Lots will say its hard to use.  Depends on the design.  Podio is flat when its out of the box. Start small and grow as you go.  Once its programmed to capacity, you will find it a vital organ in your business model.  I sent you a message......

@Michele Patterson there are a million CRMs and twice as many suggestions to use the best. I would suggest making sure your processes are in place prior to incorporating a CRM. The tool will accommodate the processes as you scale your business for growth. I have been using Podio for years because of the scaling flexibility. I coach my clients to start small and scale as you grow. Create a process document that your VAs can easily adapt to and follow. Then you are effectively growing your anticipated enterprise.
