@Matthew T. Thanks for the insightful question. Now taking note of the answers I’m going to look into creating a custom app on Podio that handles that type of workflows.

@Tucker Cummings I’ve used Podio for 7 years now for the fact that I can tailor it for my overall operations.

For wholesaling, I use it to manage the tasks associated with my workflows and customize it based on changes to my needs.

If it becomes and fix and flip I use Podio to manage my projects from beginning to end and allows me to record and track expenses even from the point of taking a photo of a receipt and categorizing it on the spot. It also allows me to communicate with contractors, solicit and award bids from within the tool and keep my projects on time, within budget and organized. If find this very important for operations.

For buy and hold, I have tailored Podio for property management by creating my apps that keep track of lease start to end, property inventory and maintenance records.

So all in all I have found that being able to create and customize my own apps and workflows has me locked in to a product that has been around and owned by a company (Citrix) that is not going anywhere. Being able to text blast or RVM is not at the top of my list for features.

This is how I do things and I only post to give my own perspective.

@Rob Miles do you have an if statement in your globiflow workflow that will get the previous record based on a value from DealMachine? If so then you can update the current record with the email and phone number without creating a new record.

@Jacob Mathews I have connected various web forms using the gravity forms integration from zapier. If that is not an option you can connect data via an email parse solution also available as a zap.

@Matthew Creel I use Citrix cloud CRM (Podio) to track, manage and follow up on my leads. I have been using it for over 7 years now so it’s grown to project manage my fix and flips as well.

@Hitesh Jadav don't waste your time or money on buying leads. You are one of many getting the same leads. Hire some Uber drivers as bird dogs and give them a finders fee. I have a craigslist scrape that notifies me the instant that a new property is posted. It creates a lead in my Podio CRM and my VA automatically gets a task to follow up.

@Elijah Withers welcome to the world of Wholesaling. I use Podio as well. It’s a great tool to start with and it is scalable as you grow. I would suggest you focus on your business processes and allow the tool to compliment the workflows. Ie lead funnels and management, offer opportunities, assignment of contracts, deal creation and buyer communication. Once you get that down, the tool will facilitate it for you. Hope this helps!

@Mark Graziano I programmed my own Podio. I only pay the small amt they charge for their premium account. Way way less than what’s stated here. I’ve been using it for 7 years and it does everything I need. I do have other apps integrated into it like callrail and clicksend. Pretty much it.
