Have you thought of trying to get a job in one of the real estate offices?  This way you will get paid and learn, even if it's part time.

Hi Quinton, there are lots of options and different areas for you. I would look into different meetups in South jersey. Also John Kilduff runs some meetup and works in Cape May county

I use the same amount for every lease.  Seems like a waste of time to use a percentage. Update every lease... needing to look up a  tenant's late fee

Hi Valentino, I have been buying here since 2013. My wife and I host a meetup in A.C. and I post local market info to my Facebook page in my signature below. 

There is an Atlantic City meetup next Monday.  It is listed here on BP. You can also find more info from my signature link.  It is focused on the eastern part of Atlantic County.
