The section 8 bible has such great info. They are a little extreme but provide insight into an operation that owned and manged 300 sec 8 sfr

Get the local housing authority inspection checklist to understand what is required (and what is not: screen doors, washer/dryer and hookups, etc)

Personally I am trying to better the community

@Dawn Anastasi thanks for the reply. I've listened to your podcast at least 20 times as I'm focusing on sec8 and low income property. This deal is getting 3+% using the 2% rule.

I've been approved for loans on both sites so I feel better knowing they are there if needed.

Yo BP Nation!

I finally have a deal in escrow but I'll also need to use most of our personal emergency fund to get it closed quick with cash. My plan was for one SFR at a time but this is two SFRs next to each other and a very attractive deal.

Would it be worth it to get a p2p loan to have the cash just in case? It will cash flow $1200 per month using the 50% rule and has long term tenants in place. I'm expecting to build our reserve up quickly but you never know what could happen.

HelloSign is a great product but my experience has been using it to put my signature on a document. After some searching I see there are other apps that "collect signatures" and let another person sign.

I use the HelloSign app on my 'phablet' and it works for me but I am not needing other parties to sign, just my signature.
