I think above 4 unit is much harder to get the mortgage.  I would focus on house hacking a four unit.  Good luck

@Greg Rollins thank you for your service. Congrats on the house.

In many areas, you can pull permits as the home owner. I doubt it in CA but check with the city. Even if you can pull the permit they will need to inspect. How will you know what code is?

I like and have used being in the trenches. You learn what is going on but need good experience for each sub and general work.

@Robert Sapienza at a minimum I would read "Section 8 Bible".  

I was taught many lessons by my first tenant who was also Sec8.  She kicked my ***.  Live and learn.

automomous travel will significantly change things 10 years from now.  Auto deaths rebounding from a 50 year drop should help push progress.  Many new vehicles already auto brake.

In my area of the Northeast, lots of people own beach houses and a primary 45min - 2 hrs away.  If you can work during the commute and live at the beach, why have two houses?

 Joe, the last run up really took off here as Borgata was close to its grand opening. We haven't seen that yet but I only follow A.C. and Ventnor closely and things have stabilized

 Hi Steve, we don't charge a fee.  It's pretty informal and more of a "meetup" feel
