Southern New Jersey Wholesaling/Cash Buyers

Hi all,

I am a new Real Estate Investor here in the most southern part of NJ. My question is it's hard to find houses to wholesale in like the 60k-100k price point. Most of the houses here in my area range from 150k and up. I am wondering if you can wholesale at those prices? I live about 7 miles from the beach and in the beach towns, there are tons of cash buyers who buy their "summer" homes for millions in cash. I am also looking to meet other investors in NJ or around the country to talk strategy etc. 

Secondly, we have a lot of pre-foreclosures in my area. How would I go about getting those types of deals? I don't want to be the investor to go in and low ball and just leave. I want to be a reputable investor that really wants to help people out of bad situations by giving them peace of mind number 1, and number 2, saving their credit. I just don't know where to start.

Any advice or help on this matter would be greatly appreciated.
