 Sounds like it lender requirements and nothing to do with local laws.  Ask for the hud sheet estimates or a more detailed breakdown from the lender. You don't technically need flood or homeowners unless using a lender

I like row houses, especially ones with basements. It all depends on the block

I don't Airbnb at this time in AC but know people who do and are positive about it

Hey Paul, I invest in mostly single family in AC. Have a couple multi... selling a duplex Monday. There are lots of different angles. Airbnb, year round tenants, condo... Lots of different neighborhoods too but flooding is the #1 item in looking at a property.

Everything I have learned about about sales is that humans make decisions based on emotion not reason. 

I do agree that long term prices will always rise but short time markets can be unpredictable.

there isn't any consistent wholesalers. I've seen a couple come and go in the last 5 years

Revel was a disaster from start to finish. Plus the NJ pension money kicked in by Christie was unbelievable.  I can't see new building anytime soon but they are working on opening the Revel site and Hard Rock at another. 

I'm hoping we can get sports betting but not counting on it either.

 Gambling profits will continue to get watered down but room occupancy and food bev numbers are great.  Younger people like to club and eat more then gamble. 

Sure 5 billion a year in gaming profits would be great and it's only 2.6 billion profit now... This is still a huge number.  I bought houses that profit 600-800/month for under 40k, I'm lololol'ing all the way to the bank

@Joe S. I think there is great opportunity here but I'm local and biased.  I started buying in 2013 after Hurricane Sandy.  It started the height of negativity that lasted 3-4 years.  The jobs numbers have recovered from casino closing and now many more jobs are coming online.  Plus the university... 

I think the nicer units in that area are fine. Most have condo fees (I think) so that turns me off a little.  

Prices will rise here just because they are so low but younger people buying in is key.  This is happening with the Tennessee Ave project.  

If you can house hack a good spot in AC I think it is a good opportunity.
