google Pat Fasano.  we was involved in the turn around in asbury, sold everything there and is now in AC

 I live in Ventnor now but lived in AC for many years.  I've sold most of my yearly rentals to just focus on the "orange loop" area short term rentals.  it is still up and coming there where as closer to ventnor in more money but no drama.  if you look at a crime map that gives you an idea of where the issues are but short term does work even in these areas

the city is very diffrent block by block.  there are def issues that are affecting the current climate and police but that is in most cities right now.  we have not had the significant increase in gun violence that other cities are seeing which is good and the police have a decent relationship with the community 

i'm doubling down on areas i like and getting out of property/areas i dont like now

is it for closing on the property?  we just use title companies here in south jersey where in north jersey most use atty

it has its share of issues but there are tons of options here for investing

need to check local laws or local eviction attorney.  i know for here we can't simply raise it to market rent if it gets challenged in court you will lose.  

if you are just looking at it as what the tenant will tolerate, I have found experienced landlords didn't nickel and dime good tenants to keep them in the longest.  you will save money this way vs cost of turnover and being empty
