@Nelly R. What’s your budget? I figured out how to buy my deal in 88 days. My first deal was a 7 plex for $703k in KS MO. Just focus on only 1-2 areas and start calling brokers on loopnet. They find a cap of over 8% and 10 % cash on cash return. Sent out some letters of intent LOIs

@Zevi Arem I’m in the same boat. In the last 12 months I made a few slight changes that made all the difference 1 no achahol for 6 weeks 2 go to bed 1 hour early and get up 2 hrs earlier 3 limit tv and friend time. 4 EXERCISE YOU CAN ALSO INVEST WITH OTHERS AND GET SOME $ WORKING FOR YOU

Angela,   

When my grandmother passed away I was in the same boat.  After doing this for 25 yrs my suggestion is to consider 5 plus doors.  That gets you working w commercial lenders who have much better options.   75 % of the rents also help qualify for the loan.   It’s weird but the larger you can the lower your risk becomes.  My point is it’s safer to put $500k into 1 10 plex vs $500k into 1 studio in SF

 I would put 20-30% down and enjoy the mailbox $.   Keep your power dry and remember “Cash is king “.  Using leverage and keeping cash on hand has served me well.

Its no different than buying a single condo.  

Step 0 go to the bank and get pre-qualified for a commercial loan- see how much you can buy.  If you have the down payment and just need someone's credit let me know.   I can get $5-M $10M at any time.

1 find a good location with a path of progress

2 figure out how to get the down payment of 20 -30 % -  (this is the hard part)

3 Make sure the property has a POSITIVE cashflow and the rents are based off actual rents and the expenses are real.  This is difficult to do in LA and San Diego...
