I have a solo 401k at Fidelity with checkbook control.

If I’m investing in a muti family deal. The loan is non - recourse so I can use these funds.

However, How do I get the finds to the escrow company? Do I just send them a check in the mail? I’m trying to figure out how I can wire funds?

I decided to keep the 5 plex and happy i did. The #s keep better and better in KS MO.

I’m under contract for 2 more building with appox 25 doors each.

1 Cut your expenses 10-20%. Be frugal!

2 increase your income 10-20%

3 Save $10,000 cash

4 invest in Inxex Funds , save $30-$75k

5 buy 1st condo/ investment condo. My goal was 25 yrs old I bought condo at 26. Get a gift or loan from family member in needed or start early.

As offen as possible buy more real estate w positive CashFlow only.

When the real estate market crashes like it did in 2008 . Buy all you can.

Getting to 1 millions not difficult. However only 5% of Millionaires are able to get over $5m. Divorce, college, bad business decisions etc.

Accredited investors- how did you make $5 m +?

I also live in San Diego. I bought condos in SD in 2009, 2010 and 2011.

I sold a couple condos about 6 months ago and the market has since dropped appox 10% from where I sold. I also did two 1031 exchanges and bought 26 units in Kansas City MO. I have feet on the street there and I’m willing to share my contacts. Cash on cash of 9% with 9 cap is still possible.

I also have a local banker and professionally property Mgt I trust.

My suggestion is to by now out of state or wait 12-18 months for the # to work again in SD. In the next downturn get aggressive any buy on the way down . However, only buy property with positive CashFlow
