Newbie from sunny San Diego seeking that out of state cash flow!
Hello BP forum members! I've been perusing these forums and listening to BP podcasts for several months, and obviously I haven't been heeding the advice very well of network early and often, so I figured it's time I post a new member intro. I'm originally from the east coast but have lived in beautiful San Diego for about 7 years (77 and sunny today, not bad :)). By day I work in strategy and operations in the financial sector, but have been bitten by the real estate bug of late. My wife and I purchased a home here a few years ago, and have even rented it out on occasion, but that's the extent of my real estate experience. General interest in personal finance, investing, and financial independence for the past several years ultimately led me to real estate, and wasn't long after that before I discovered BP. What a fantastic resource.
My wife and I started a business a few years back that's generated a nice bit of residual income, and it opened our eyes to the power of investing time and resources in a growing asset. Not surprisingly I'm interested in buy and hold rentals. A quick glance at the San Diego market led me to conclude that cash flow was a tough proposition here, so I have been spending a good amount of time researching and networking in the Indianapolis and Kansas City markets. Lots of great people working and investing there! I'm still kicking around the idea of starting with turnkey or a mostly "rent-ready" property, but would really love to find a deal that I can force some appreciation through a BRRRR strategy. So I'm hoping to find other investors in my situation, local providers on the ground in those markets, and, let's face it, potential partners on deals!
