General question...

what are some of the pros and cons of getting a FHA loan for a 4 unit property?

Wow..this is great information! I am fairly new (I've never done a deal) but I've been reading, researching and studying real estate for a few months and also I've been doing a lot of reading here on BP....I would like to know how I could syndicate multi family and large unit building deals.

I'm interested in gaining some more insight on commercial real estate...

Question: let's say we found a property and the asking price is $1,000,000. Let's also say we analyzed the numbers and it looks like a good deal and we should move forward with it. The problem is we have good credit but we have very little to no money...

How can we get a deal done? 

How do we get enough financing to close the deal?

Hello BP family! 

I've reached out to a few real estate agents to see if they were nice enough to partner up on some deals that they might have had for a while, maybe the property is in bad condition, maybe the price is too high, etc....I have a few cash buyers that might those properties. (Who knows) 

So far, haven't heard a reply from the agents...I would like to know some of the more experienced wholesalers/investors take on this, and if you've done this, what was your "shpill" to the agent?

Wussup fellas, im fairly new as well...I'm also from Brooklyn and I've been mailing out letters for a couple of months to owners of properties that look distressed or based off of public record...I've gotten a few calls but they were not motivated...I've never bought a list, maybe that'll be my next move. NYC is tough but so are we, so I'm sure we can find deals...I have a few cash buyers but at the end of the day, finding the property is the hardest step...good luck guys!

I thought you only give up money "sight unseen" at some auctions...this sounds like a scam to me as well

hey brother..

I'm new as well but I've met a few buyers at a real estate club meeting hat I found out about here on BP. 

Also, I called the numbers on the "we buy houses" signs...either it's a buyer or another fellow wholesaler...either way, make the connection. You can also post a property on Craigslist that would be desirable to buyers, when they contact you, tell them what you have going on, if you don't have any property to wholesale at the time, just add them to your list for the future
