Befriending a Real Estate agent

Hello BP family! 

I've reached out to a few real estate agents to see if they were nice enough to partner up on some deals that they might have had for a while, maybe the property is in bad condition, maybe the price is too high, etc....I have a few cash buyers that might those properties. (Who knows) 

So far, haven't heard a reply from the agents...I would like to know some of the more experienced wholesalers/investors take on this, and if you've done this, what was your "shpill" to the agent?
