@Jimmy Williams I appreciate the lead, tho I am not looking to do a full rehab at this time, but if you have other situations on hand that are at least 70% occupied....that would be more preferable...thanks for responding

Hello BPers...

I've found a partner, and now we would like to build our team...I'm interested in small apartments (5-15 units) 

Budget as of right now is 60k-70k which should get us a down payment on a property $300k-350k...

I'm looking at Atlanta (and close surrounding areas) and parts of Philly because I have family there and though I live in NYC, the numbers don't work for me (unless I find a hidden gem)...if anyone knows any good brokers/agents in those areas please let me know...or if you'd like to share any good advice and ideas, I don't really appreciate it.

I would like to know if it's possible to get hard money to purchase  a multi unit/small apartment building? 

If so, what would be some of the general terms? I might be looking to invest in P.A. or CT soon...thank you

hello @Nikki Grizzle...can you share some pros and cons of using business credit when starting out in real estate? I'm looking to buy and holding soon and I am considering using business credit...turn it into cash and then use the cash as a down payment...I'll pay off the card when I refi...I figure I'll do this for my first 1or 2 properties

When there's a will, there's a way...@Collwyn Cleveland....

You might have to start a direct mail campaign, find a motivated seller,build a relationship with the seller... get it under contract...If you find a great deal and find partners or just present it to investors your end of the bargain might be that you have to help manage the property, you get very little cash flow, no equity, but you get to live rent free...the investors or partners keep almost all cash flow, all equity...maybe even draw up some other rules that tie you in with the investors outside of the deal, like being responsible for all leg work, sending out more mail to find more deals for them, washing their cars every Sunday lol...get creative...but never say never just because someone hasn't done it or seen it doesn't mean it can't happen. I don't have personal experience on the matter but my mind says "how can it be done" before it says "no..it can't be done" so just be persistent and creative
