@Abraham Klein where in the Poconos are you buying? Most homes don’t have HVAC. In the Poconos. I’m in New Jersey, the temperature is 10-15 degrees cooler in the Poconos most of the year than in NJ

@Peter Kozlowski a buyers agent doesn’t cost you anything, so why not take advantage of the expertise of a real estate agent who will walk your through the entire process?

@Aziz Bangurah fist of all, congratulations! Second, how much work is there before you can rent out? The answer on whether or not to hire a management company really depends on how much work you need to put in before you can rent out and whether you’re willing to put in that work yourself

@Luke J Nelsen if the lease is just for her and under her name, why would you allow her to change the lease (midway thru the term) AND add a jobless felon to the lease? What’s the trick question here? 😀🤷🏻‍♂️

@James Wise I advise my clients not to waive the inspection contingency completely but we do waive a certain amount, let’s say first $1,000-3,000 depending on the size and current condition of the house

@Nathan Leger take small steps to build stamina. What are you trying to do? House hack? Then try a small two-family that will allow you to pay rent for both and get rent from one unit. If you are trying an Airbnb, start with a one-bedroom STR in the area close to the vacation spots (beach, ski resort, college town) and start generating small cash flow. That's the way to hedge your bets and gradually overcome your fears

@Sherif Taher Airbnb is more profitable, it's more work / management. Check the local regulations on STR and understand where STR are allowed and where it's not

@David Taylor you should know the current regulations and be aware of the upcoming regulations. In Philadelphia they changed regulation a couple of months ago potentially impacting 90% of all STR operators. The regulation enforcement goes in effect in April 2022.
