Just got my first property

Hello After 5 years of starting on this journey, I have finally purchase and close on my first rental property. 

I am currently trying to get it ready to rent but I honestly, don't know where to start and what to do as a land lord.

I have had this property management company reach out to me saying that can help and do all the work for 10% a month. is that reasonable ?

also is there anything I should do to the house itself before renting ?

Any beginners tips will help ?

If you've had 5 years to get ready for this moment and you still don't know where to begin, you may already be in over your head. 

You should have already had things lined up to get rolling once you closed, but if I were you, I'd find a PM immediately and have them aid you in getting your rental ready. 8-10% management fee is typical for most areas. Shop around and talk to a few PM's and see who fits what you're trying to accomplish.

As for what you need to do to get your unit ready, you should have known this going in. Without knowing the condition or location of the property, it's hard to say. In general, make sure everything works (fixtures, appliances, plumbing, etc.) and everything is clean, and everything is safe. A good PM will be able to help you on your journey and you can rely on them to help you learn what it takes to get a unit rent-ready.
