@Justin Jellison how far off are you? Generally AirDNA (paid plan per zip code) will give you a pretty accurate data, with about 10% up or down variance, but that's close enough to help you make a decision. I've used it for my analysis when analyzing an STR in Philadelphia, it was accurate enough to help make my decision. A year ago AirDNA year-over-year numbers and projections were way off but it was due to pandemic (hopefully a once-in-a-lifetime event)

@Ben M. Not standard. They may increase rent at renewal (usually they do), but it’s very uncommon for landlords and/or pretty management companies to charge a renewal fee? What exactly is covered by this fee?

@Mike Kedziora if you know where you’re going to invest your profits (next rental), why not sell and reinvest? Is the next rental going to be flowing cash, better than $700 you currently have?

@Maritza McKinney it’s easy enough to deal with IF you have a non-smocking policy in your rental agreement. If not, I would ask her to smoke outside

@Nadir M. Are compatible properties listing for the same amount? It looks in good shapes based on pictures, I think the pricing is the only issue. Also, maybe the timing but you’re definitely NOT in the slow season yet
