Quote from @Joshua Messinger:

Not much news has been coming from the Towamensing Trails Legislature but right next to Albrightsville in Tobyhanna they have been pushing towards putting a new STR ordinance in place and I believe the areas around will follow putting more rules and regulations in place

What's the latest on Tobyhanna STR legislature? I heard they had a meeting on June 6th, but haven't seen any updates on it? What's the proposed STR legislature? Are they limiting to 180 days per year? are they allowing the actual STRs - less than 28-day stays?

Quote from @Joshua Messinger:

Hey @Steve Miklashevskiy

My team and I own/manage 3 in Albrightsville and many more across Monroe County.

Two STR-friendly communities I want to point out in Albrightsville are

Towamensing Trails: Generally friendly towards STRs. When accessing amenities a wristband must be purchased. If not purchased you cannot use them.

Indian Mountain Civil Lake Association: Very Strict Rules - Each Short-term rental must be registered with the Civic Association office and an administrative fee must be paid. For every single booking, you must register the guests on a short-term rental application form

If you have any other questions please don't hesitate to reach out!

Best of wishes,

Josh

Josh, thanks for your response. Regarding Towamensing Trails - any new / pending STR legislature? Any changes upcoming?

Quote from @Aaron Breckenridge:

@Steve Miklashevskiy we still have the app available on Android via the Play Store, but not on iOS right now. It's on the long-term roadmap to bring back an iOS app. We occasionally discuss this in the BP Questions forum.

 Thank you for your response

Is BiggerPockets app still available?  I had it installed on my phone, it's no longer accessible / available. Have they stopped maintaining the app?  I lost access to my account about 6 months ago (was logging in through app only), just recovered my access on the laptop. If anyone knows of the BiggerPockets app (maybe it's been renamed???), please let me know

Does anyone own properties in the Poconos, in Albrightsville? Can you share your feedback on the STR-friendly communities, amenities, income potential, etc.

Looking at a potential investment property in the Poconos, PA (Arrowhead Lake), the price and the location are attractive, the seller disclosed there is a mold issue in the basement. I have not seen the property yet, planning see it over the next couple of days. Looking to hear from others who have successfully dealt with the mold issue - how you remediated it, how much it cost, does mold come back etc.

@Don Gouge thanks for your feedback. The big part of the problem is that the seller priced the house VERY high at $569,000 whereas the comps say it’s worth $525-530k, she received multiple bids (including one from my clients at $525k) and rejected e wry single one of them, she wants to accept nothing less than the asking price. She doesn’t want to hear about paying part of the remaining lease or reducing the price.

My clients are ready to walk away from this house, I am thinking of there’s an option to negotiate I haven’t tried or thought about
