You want to put your name or company name with "and/or assigns" after so you can assign the contract. If you do not have the funds to close the deal and the buyer backs out then you will either have to come up with the funds, terminate or talk the seller into extending the contract to find another buyer. In this market you definitely want to get the home under contract as soon as possible and then do your due diligence work.

I wouldn't think Concord would be a hot spot for Airbnb. Maybe during race weekend but that is about it.

Cabarrus County is a hot suburb just north of Charlotte that you may want to look into.

I would refinance and if that is not a possibility start looking into creative financing. Where there is a will there is a way

I would try to get her to owner finance the package, that way she does not possibly mess up her social security and you can acquire 8 units with little to no debt.

Are you looking for buy and hold properties? If so I would look for sellers willing to owner finance or network and find some private money. If your rentals are cash flowing you should be able to take them to the bank after a year and refinance for a lower interest rate.
