Post: How to keep leads from working with other agents?

Hello everyone, I will get straight to the point. I feel like I lose more leads to other agents than I close and that makes me sick.. I would say I get about 10-20 leads per month and get 5-10 to more than one conversation and 3-5 of them pre approved with a lender I do most of my business with. Out of those 3-5 maybe 1-3 close a deal with me.. I do not have a very good follow up system in place and do majority of my contact over email. My normal routine is 

1) lead contacts me   

2) I have a brief conversation and set them up with lender to get approved   

3) they get approved and I set them up on auto emails based on their criteria  

4) I never hear from them again and finally get ahold of them weeks/months later to find they are under contract or working with another agent.. 

Does anyone have a better system that I can implement? I realize its part of the business to lose leads and clients but I feel like I can improve the way I do things.. I have been a Realtor for 1 year now.

Personally I would partner to keep from making beginner mistakes. A lot of people don't partner up because they don't want to split profits.. A piece of the pie is better than no pie at all. Good luck!

Definitely go the community college route. My course was 250$ at my local community college compared to over 800$ at a real estate school.

My name is Stephen Kiser, I have been a licensed real estate agent for a total of 2 weeks now and have had a handful of showings with no offers. I am looking for advice from all of you experts out here about how to market myself to first time home buyers, how to get a potential buyer to make and offer and how to weed out the people who appear to just be wasting your time. I'm here to learn and to get better. Any advice is appreciated whether it answers my questions or not!
