Cabarrus County is a great area to invest. Especially Concord. Gastonia seems to be on the rise and the city of Kannapolis is in the middle of a downtown revitalization project that should change the city drastically. I personally invest in Cabarrus County.

There are tons of investors out there who will be willing to let you tag along with them. Offer them something of value in exchange for the "ride along". Whether that is lunch, free labor, etc.. Go to your local REI meetups and introduce yourself as a beginner looking to learn. I have had a few "interns" who helped with updating lists, addressing envelopes, doing office work etc and in exchange, they got to see a lot of different aspects of the business from how to find leads, how to analyze and the closing process.

I invest in North Carolina and received a lead from a guy wanting to sell his property in Philadelphia Pennsylvania. I have no knowledge of this market and would gladly pass this lead to someone in the area if interested. The owner is supposed to be sending me pictures of the property in the next day or so. I can email those once received.

If you are looking for tax delinquent list the best place to go is your local county tax office and ask for a list of all owners behind on property taxes. In my county that list is free but I have heard of some counties charging.

I appreciate the feedback @JR Nieman , I am currently at $80/sq ft for the basic fixtures, granite countertops, vaulted ceilings, laminate wood, ceramic tile. Your average starter home in the $150,000 - $250,000 range. Just wanted to make sure I was not getting ripped off!

You can find lenders by networking at your local REI meetups. Your experience in construction will definitely help. The few hard money lenders I have dealt with look at you AND the deal as an investment so the more experience you have the better. Listen to all the podcasts on this website for a start, there is so much information it's ridiculous!
