We have closing attorneys in NC so once I have a signed contract I send the paperwork to the attorney and he will do a title search and prepare the closing docs.

@Bart Waldon Yes, you will want to make sure you have all of your terms clearly stated on the contract so everyone is on the same page and you are able to back out with little to no money out of pocket if needed. I usually give $1 earnest money deposit to the seller to secure the property and allow me to do my due diligence. 

I use them in just about every flip and even some new builds depending on the price point. You don't want one in a luxury home but a multifamily unit should be no problem.

Not sure about California but here in North Carolina you have the seller sign a purchase agreement with the terms clearly stated and then you do your due diligence and close if everything checks out.

The key is to just get started! 

I like owner financing and taking over properties subject to the existing mortgage. It's all about finding home owners who have a problem and then solving that problem.

I would go to your local REI groups and network. There is a lot of private money in those groups if you build the relationships.
