In my experience the tenants who pay late most of the time end up not paying at all or causing some other issue in the long run.

I noticed a lot of open and closed probate files at the courthouse today while researching a single property. What would be the best way to obtain these leads? Which ones are better to go after, open or closed? I am fresh in the probate world but I feel like the amount of effort to obtain these leads should keep most of the competition away. Could be wrong but just a thought. Would love to hear from someone experienced in this niche.

Need to talk to your local planning and zoning board and find out what they will allow on that particular parcel and then go from there.

I personally use $1 earnest money deposit to tie up the property for 60-90 days.

@JR Nieman I'm looking at basic homes with laminate wood floors, granite countertops, standard fixtures, nothing luxury. Is that what you're doing for $90/sq ft? 

@Ian McKeown Im looking for hard and soft cost with no financing factored in and the finishes mentioned above. Is that what you are doing for $72 or less/ sq ft?
