I would call every wholesaler in your area and have them add you to their buyer's list!

In NC we usually get a WDIR (wood destroying insect report) for every home. They usually run between $50-$75 so that seems pretty normal.

With every deal I come across I make an owner financed offer and a cash offer that is less appealing. Sometimes you will get the owner financed terms and sometimes they'll take the cash.
