Real Estate wholesaling deal

Just closed my first deal This morning!! I'm just telling you guys if you follow up with people, it will give them a sense of trust when you return. I't was not easy getting this deal it wasn't that much but it was just a sense of energy in my body that made me smile . It was my first accomplishment my motivation and shows me a reason to keep going. I found this deal by driving for dollars and seen a For sell buy Owner sign and i pulled over, I called that number ASAP.! He told me I was the first person to call but has been trying to sell it, I walk through the house two days later it wasn't too bad of shape but the price he was asking wasn't working out for me, I could tell he wasn't to motivated, but where it turn around is he said he had another house he might want to sell that he bought as a HUD in 2010 but been renting two his family members that wasn't paying that much. The house has been having a leak in the roof for some time and never been properly Renovated and the whole inside was plastered, you know what that look like????, i'm going to had some pictures down below btw it took 7 months they just going back and forth with me saying they wanted to sell than when i get there they change their minds we would sign the whole contract and than the wouldn't put a signature backing out the deal it was like they was Playing a game with me. I didn't give up though I kept calling and I finally got that call asking me to come over they were ready to sell I came over, and it funny because I remember listen to a podcast #77 and someone saying if they offer you something to eat you already have the deal, and they offered me pizza lol. I was like "don't mind if I do" and just sat the contract out and it was signed. I"m just thankful for the Bigger pockets community the members on here are very helpful and i"m and GRATEFUL for all of it !!
